Terms of Service

Welcome to Tenantry. These Terms of Service ("Terms") govern your access to and use of the Tenantry website located at [tenantry.us] (the "Site") and the services offered through it (the "Service"), operated by Tenantry, LLC, a Colorado limited liability company ("Tenantry," "we," "us," or "our").
By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
1. What Tenantry Is
Tenantry is a community-driven platform that allows renters to read and submit reviews of landlords and property management companies, based on their personal rental experience. Tenantry does not verify the accuracy of any review, does not conduct background checks on landlords, and does not guarantee that any listing or review is complete, current, or free of error.
2. Eligibility
You must be at least 18 years old to submit a review or create an account. By submitting a review, you represent that you are 18 or older and that the review describes your own personal, direct experience as a tenant.
3. Anonymity and Your Email Address
Reviews you submit are displayed publicly without your name or any other identifying information attached. We ask for your email address when you submit a review solely so that you can:
- Receive a secure "magic link" to edit or delete your own review later, without needing a password; and
- Optionally receive occasional updates from Tenantry, only if you opt in separately.
Your email address is never displayed publicly, never shown alongside your review, and is not sold to third parties. See our Privacy Policy for full detail, including important limits on what "anonymous" can and can't guarantee (Section 8 of the Privacy Policy).
4. Review Content Standards
When you submit a review, you agree that it will:
- Describe your own direct, personal experience as a tenant of the specific landlord or property;
- Be truthful and factual to the best of your knowledge;
- Not contain threats, harassment, hate speech, or content intended to harm rather than inform;
- Not disclose another private individual's personal information (such as a landlord's home address, if different from the rental property, or personal phone number);
- Not be submitted in exchange for payment, or on behalf of a landlord about themselves or a competitor.
We encourage specific, factual accounts of what happened rather than general character attacks — this is both more useful to other renters and reduces legal risk for you personally, since factual statements and genuine opinions are more strongly protected under defamation law than unsupported claims.
You are legally responsible for your own review content. Tenantry hosts user-submitted content but does not author, edit into different wording, or verify reviews before publication. This distinction has legal significance for both of us — see Section 10.
5. Prohibited Content
Reviews must relate solely to the reviewer's direct, personal experience as a tenant with the landlord or property manager's conduct, communication, and management of the rental relationship. Tenantry does not permit, and reserves the right to remove or redact, content that:
- Alleges criminal conduct of any kind (including but not limited to theft, assault, harassment, or fraud), regardless of whether such allegations are made in the context of a police report, legal proceeding, or personal account;
- Attributes a medical, psychological, or psychiatric diagnosis or condition to any individual;
- Contains threats, hate speech, discriminatory language, or content of a sexual or lewd nature;
- Discloses personal information about the landlord, property manager, or any third party beyond what is reasonably necessary to identify the business relationship (e.g., name and business address), including phone numbers, personal addresses, or other identifying details;
- Is unrelated to the reviewer's tenancy or the landlord's conduct as a housing provider.
Tenantry moderators review submitted content for compliance with this policy prior to or shortly after publication and may edit, redact, or remove content at their sole discretion. Tenantry does not independently verify the factual accuracy of reviews and takes no position on factual disputes between reviewers and the subjects of reviews.
6. Moderation and Removal
All reviews are held for moderation before appearing publicly. Tenantry reserves the right, in its sole discretion, to:
- Reject or remove any review that violates these Terms or our community guidelines;
- Remove a review in response to a valid legal request or court order;
- Suspend or terminate access to the Service for any user who violates these Terms.
Landlords or any other party may report a review they believe is false or violates these Terms using the reporting feature on the Site. We will review reports but do not guarantee a specific outcome or timeline.
7. License You Grant Us
By submitting a review, you grant Tenantry a non-exclusive, worldwide, royalty-free, perpetual license to display, reproduce, and distribute that content as part of the Service. You retain ownership of what you write.
8. Prohibited Conduct
You agree not to:
- Submit false, fabricated, or duplicate reviews;
- Impersonate any person or entity;
- Attempt to identify an anonymous reviewer;
- Use automated means (scraping, bots) to access or collect data from the Service without our written permission;
- Interfere with the security or proper functioning of the Service.
9. Disclaimers
The service and all content on it are provided "as is" and "as available," without warranties of any kind. Tenantry does not verify, endorse, or guarantee the accuracy of any review or listing. Your reliance on any information on the Site is at your own risk. Tenantry is not a party to any lease, rental agreement, or dispute between a renter and a landlord.
10. Limitation of Liability
To the fullest extent permitted by law, Tenantry and its owners, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service or any content posted on it, including content written by other users.
11. Section 230 / Third-Party Content
Tenantry is a platform for user-generated content. Reviews reflect the opinions and experiences of the individual reviewers who wrote them, not the opinions of Tenantry. Tenantry does not independently verify, investigate, or endorse the content of any review.
12. Indemnification
You agree to indemnify and hold harmless Tenantry, LLC, and its owners and contractors from any claims, damages, or expenses (including reasonable attorney's fees) arising from your review content or your violation of these Terms.
13. Termination
We may suspend or terminate your access to the Service at any time, with or without notice, for conduct that violates these Terms or is otherwise harmful to other users or to Tenantry.
14. Governing Law
These Terms are governed by the laws of the State of Colorado, without regard to conflict-of-law principles. You agree that any dispute arising from or relating to these Terms or the Service shall be brought exclusively in the state or federal courts located in the City and County of Denver, Colorado, and you consent to personal jurisdiction and venue in those courts.
15. Changes to These Terms
We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
